Die PATRICK STRAUSS BETEILIGUNGS GMBH wurde im Jahr 2019 von dem Dipl.-Jur. und Unternehmensberater Patrick Strauß gegründet. Die Gesellschaft hat sich auf die Beratung von Unternehmen und Privatpersonen in der Immobilienbranche sowie die Beteiligung an Immobilienprojekten in der D-A-CH-Region spezialisiert.

Patrick Strauß (Jahrgang 1976) war nach dem Studium einige Jahre im Management einer mittelständischen Unternehmensgruppe in der Handelsbranche tätig und hat sich danach selbständig gemacht. Als Unternehmensberater begleitet er seit 2009 öffentliche Auftraggeber, KMU und StartUp-Unternehmen in der strategischen Markenentwicklung sowie in Transformations- und Entwicklungsprozessen.

Gemeinsam mit einer Gruppe von Privatinvestoren wurde ein Baudenkmal in stark sanierungsbedürftigem Zustand übernommen und von einem Projektentwickler als Netzwerkpartner in aufwändiger, engagierter Weise für einen langfristigen Mieter bedarfsgerecht saniert und ausgebaut.

Das Objekt befindet sich in einer attraktiven Großstadt in Brandenburg nahe Berlin und umfasst ca. 15.000 qm Mietfläche plus Ausbaureserve von ca. 2.500 qm Mietfläche.

Die Übergabe erfolgt im Jahr 2024.

Die PS Co-Own Entwicklungs GmbH hat ein Modell entwickelt, mit dem sich ähnlich einem "Club-Deal" Menschen zusammenschließen, um gemeinsam Ferienimmobilien im Voll-Eigentum zu erwerben. Mit dem Konzept "Managed Co-Ownership für Ferienimmobilien" teilen sich Eigentümer Ferienimmobilien und deren Kosten wie Bewirtschaftung, Instandhaltung und Verwaltung. Mit einer speziell dafür entwickelten App werden Nutzungszeiträume aufeinander abgestimmt.  Zielregionen sind attraktive europäische Großstädte und Top-Ferien-Destinationen. Startpunkt ist die Herzensregion Provence - Alpes - Coté D`Azur. Unser Team verfügt über ein hervorragendes Netzwerk von Anbietern besonderer Immobilien, deutschsprachigen Architekten und zuverlässigen Handwerkern.

Übernahme und Refurbishment

bundesweites Logistik-Portfolio

Akquise und Transaktionsbegleitung der Übernahme eines Logistik-Portfolio mit fünf Standorten in Nord-, Mittel- und Süddeutschland und einer Gesamtfläche von ca. 150.000 qm. Nach einem Refurbishment wurde das Portfolio an einen langfristig orientierten institutionellen Anleger übergeben.

Strukturierung und Umsetzung

Ankauf Transformationsgrundstück Norddeutschland

Im Rahmen eines Joint-Venture mit einem überregional erfolgreichen Pflegeheim- und Senioren-Wohnungs-Betreiberunternehmens wurde ein hochattraktives Grundstück mit unverbaubarer Wasserlage von 32.000 qm Grundstücksfläche in einer norddeutschen Großstadt erworben. Der vormals industriell genutzte Standort wird zukünftig in ein Wohnquartier transformiert.

Das Grundstück befindet sich in einer norddeutschen Großstadt. Im Rahmen eines Architektenwettbewerbs wird die Planung für die ca. 400 entstehenden Wohneinheiten (Schwerpunkt "Silver-Living", tw. geförderter Wohnraum) entwickelt.
